Step-by-step guide to generating environmental due diligence reports in Enviro-D.

Generating an environmental due diligence report in Enviro-D takes just a few clicks. Here's how to create comprehensive property reports.

Prerequisites

Before generating a report, ensure you have:

  • An Enviro-D account - Sign up at enviro-d.com.au
  • Available credits - Purchase credits from the workspace
  • A property selected - Search and select the property on the map

Step-by-Step Guide

Step 1: Select Your Property

  1. Navigate to the Map in your workspace
  2. Enter the property address in the search bar
  3. Select the correct address from the dropdown
  4. Verify the property boundary on the map

Step 2: Review Risk Indicators

Before generating a report, review the initial risk indicators:

  • Check which environmental categories show potential risks
  • This helps you choose the appropriate report tier
  • Use this to decide which layers to include (for Standard/Professional)

Step 3: Initiate Report Generation

  1. Click Generate Report in the property panel
  2. The report configuration dialog opens

Step 4: Choose Your Report Tier

Select from three tiers:

Step 5: Select Layers (Standard/Professional)

For Standard and Professional reports, choose your environmental layers:

Standard (choose 1):

  • Flood Risk
  • Bushfire Risk
  • Contamination Risk
  • Heritage Constraints

Professional (choose 3):

  • Select any three of the above categories

Full Access includes all layers automatically.

Step 6: Confirm and Generate

  1. Review your selections
  2. Confirm credit usage
  3. Click Generate Report
  4. Report generation begins

Step 7: Download Your Report

Once generation completes:

  1. The report appears in your Reports list
  2. Click to view the report details
  3. Download the PDF
  4. Copy the shareable link if needed

Report Generation Time

Reports typically generate within:

  • Standard: 10-30 seconds
  • Professional: 30-60 seconds
  • Full Access: 1-2 minutes

Complex properties with many overlays may take slightly longer.

Risk Analysis

For each included environmental category:

  • Risk indicator (Clear/Low/Medium/High)
  • Overlay intersections
  • Percentage of property affected
  • Relevant planning provisions
  • Data source attribution

Maps

Visual representations including:

  • Property location map
  • Planning zone map
  • Environmental layer maps (based on tier)
  • Legend and scale

Supporting Information

  • Date of generation
  • Data currency information
  • Disclaimer and limitations
  • Recommendations for further investigation

Generating from Saved Searches

You can also generate reports from previously saved searches:

  1. Navigate to Searches in the sidebar
  2. Find the saved property
  3. Click Generate Report
  4. Follow steps 4-7 above

Batch Generation

For multiple properties:

  1. Save all properties of interest
  2. Navigate to Searches
  3. Select multiple properties
  4. Click Generate Reports
  5. Choose tier for each (or apply same tier to all)
  6. Confirm total credit usage

Troubleshooting

Report Not Generating

If a report fails to generate:

  • Check your credit balance
  • Verify the property address is valid
  • Try refreshing and generating again
  • Contact support if the issue persists

Missing Data

If a report shows limited data:

  • The property may not intersect with mapped overlays
  • Some data layers may not cover all areas
  • This is often a positive sign (no identified risks)

Incorrect Property

If the report shows the wrong property:

  • Verify the address before generating
  • Check the property boundary on the map
  • Use the map to confirm the correct location
